Valley Developer Sets Sights on Downtown Gilbert for Large-Scale Heritage Park Project

Not long ago, it would have been difficult to imagine sleepy Downtown Gilbert as home to the retail, restaurant and hospitality options that you find in the area today. As one of the fastest-growing towns in the country, the demand for office, retail, multifamily and hotel space is at an all-time high. Recognizing this demand, local developer Creation will answer that call with Heritage Park, A 531,348 square-feet of mixed use development in the core of Downtown Gilbert.

Located on a 9.1-acre parcel of land between Gilbert Road and Ash Street, south of Juniper Avenue and north of the Western Powerline Trail, Heritage Park will deliver best-in-class office space, a boutique hotel, multifamily residences, much-needed retail space and ample open/public space to the Downtown Gilbert core. In addition, a park space will be at the center of the project, creating a place for community events, meeting space for local businesses to think outside the office, and a place for residents to have coffee or lunch with friends. Residents and out-of-town guests will be able to immerse themselves in a true “live, work, play” environment in the heart of Downtown Gilbert.

Town-owned land in Downtown Gilbert is not sold through a traditional process. Instead, land is sold through a competitive RFP process where respondents must satisfy specific criteria in order to qualify as a potential buyer. This was the case with the 9.1-acre site that will be home to Heritage Park. The Town of Gilbert issued a competitive RFP requiring respondents to propose a mixed-use development, compete in a public process, and ultimately win the opportunity to develop Town-owned land. Following a highly competitive RFP process with multiple rounds of interviews, Creation was ultimately selected as the developer of the site. Creation has developed numerous projects throughout Downtown Gilbert, including Heritage Marketplace, Dierks Bentley’s Whiskey Row, The Porch Gilbert and The Collab, a mixed-use office and retail project now available for lease.

Valley-based LGE Design Group and San Francisco’s Gensler are acting as joint designers for the project with LGE Design Build responsible for construction.
